General Notary Services:
Acknowledgments A notary acknowledgment is a declaration by a person to a notary that they have willingly signed a document for the purposes stated in the record. The notary verifies the signer's identity and that the signature is theirs and that they signed of their own free will.
Oaths & Affirmations A notarial oath or affirmation is a formal statement, written or spoken, where a person, in the presence of a notary, solemnly pledges to tell the truth or to faithfully perform a duty.
An oath is a promise to a higher power, such as God.
An affirmation is a similar pledge but is made on the person's personal honor without reference to a deity.
Verification of Oaths or Affirmations a notary verification of oath or affirmation, is a notarial act where the signer personally appears before the notary and, taking an oath or affirmation, declares under penalty of perjury that the contents of a document are true. The notary must verify the signer’s identity and the signer must sign the document in the notary's presence.
Copy Certification A process where a notary witnesses a document and verifies that a photocopy is a true, complete, and accurate representation of the original document's contents.
Signature Witnessing A notary signature witness (also called witnessing or attesting a signature) is a notarial act where a notary observes the signing of a document to confirm the signer's identity and that the signature on the document belongs to that person.

Mobile Notary Service
As a mobile notary the core duties are the same as a traditional notary —verifying the identity of the signer, witnessing the signing of a document, and then stamping it with their official seal—but the primary difference is the convenience of traveling to meet the client to provide these services saving you travel time and allowing for scheduling outside traditional business hours when necessary.
Remote Online Notary Service
A remote online notary (RON) performs notarial acts over the internet using two-way audio-visual technology, allowing signers to appear virtually instead of in person. This process uses electronic signatures, requires multi-factor identity verification, includes an audio-visual recording of the notarization, and the notary uses a tamper-evident digital certificate and seal. RONs are the online equivalent of traditional, in-person notarizations but are conducted entirely electronically and must adhere to state laws.
Loan Signing Agent Service
A loan signing agent is a notary public who specializes in real estate loan closings, guiding borrows through the process of signing loan documents. As a loan signing agent my duties are to ensure documents are signed correctly, witness signatures, notarize the documents, and return them for loan funding. Loan signing agents must undergo specialized training and background checks.

Ways to Prepare for your Notary appointment
Being prepared for your notary appointment will help ensure a successful outcome. The following tips can help prevent longer than expected appointment times, being charged with additional fees for cancellations or failed notarizations.
Prepare your document.
Bring the entire document package, not just the page(s) to be notarized.
No blank spaces are allowed on a document. It is the responsibility of the signer to complete the document. A notary cannot complete them for the signer, and notarizing an incomplete document can be illegal and expose both the notary and the signer to serious fraud and liability risks. Before a notary can proceed, any necessary blanks must be filled in or explicitly marked as "N/A" or with a line through them, by the signer.
It is important for you to understand what you are signing. Notaries are prohibited from explaining your documents to you and are prohibited in providing legal advice or assisting in filling out legal documents, as their role is to authenticate signatures and ensure proper legal procedures.
Decide what Notarial service you need.
As a signer, you decide the required notarial service by choosing the type of notarization you need based on the document's requirements. While a notary can explain the difference between notarization types, they are not legally allowed to recommend or choose one for you unless they are also a licensed attorney. If you're unsure which service to select, you should contact the document's receiving or issuing party.

Secure your Identification.
Having proper ID is a crucial step in the notarization process. Ensure your ID is valid and government-issued with your photo, signature, and physical description.
If your ID name differs from the document name, bring proof of a legal name change. The document name on the ID must match the name on the document.
Acceptable forms of ID include state issued Driver’s License, Military ID, Government ID, PA Non-Driver Photo ID, current Passport, ID card issued by the U.S. Immigration and Naturalization Service.
Gather or request a Witness.
A notary witness can refer to either a neutral third-party who observes a signing or a "credible identifying witness" who verifies a signer's identity when the signer lacks proper ID. A notary's primary duty is to verify identity, not to act as a general document witness.
A witness should be impartial/neutral and have no financial or personal interest in the document or transaction to avoid a conflict of interest.
It is generally not advisable for a notary to also be a witness on the same document, as it can create a conflict of interest however in Pennsylvania, a notary can act as both the person notarizing and a witness to the same document, as long as the document's requirements do not prohibit it and it does not involve a power of attorney or the notarization of the witness's signature.
Clerical Fees
Travel: Mileage 15-30 miles is an additional charge of $15 plus $.70 per mile (round trip)
After Hours: Requests for services between 8pm - 7am and on Sunday’s is additional $30 plus any applicable travel charges.
Photocopies: copies will be charged at $.10 per copy
Witness is available upon request and will be charged at rate of $25 per half hour per person.
Cancellation Policy
A fee of $25 plus travel mileage of $.70 per mile (round trip) will be charged, if applicable for:
An appointment that has been cancelled with less than an hour notice.
A notarization that cannot be completed as a result of circumstances caused by the signer such as lack of acceptable form of identification, improper paperwork, not of sound mind etc.
Please note that if any individual is more than 15 minutes late for their scheduled appointment there is no guarantee that the notarial service can be completed.
Payments
Accepted forms of payment include Cash, Credit Cards with a 3% transaction fee, Venmo.
All payments are due at time of Notarial Service.
